It shows up the same way almost every time. A brown ring on the bedroom ceiling, or a drip off a pot light, a few days after a hard cold snap breaks. The homeowner assumes the roof has failed, calls a roofer, and starts pricing shingles. But the shingles are usually fine. What actually happened is that a winter's worth of frost quietly accumulated on the underside of the roof deck, and then a warm spell released it all at once. It has a name — attic rain — and a new roof will not fix it.
It looks like a roof leak. It almost never is.
Attic rain is not a roofing problem, a shingle problem, or a flashing problem. It is a moisture problem, and it starts inside the house rather than outside it. Every time somebody showers, cooks, runs a dishwasher, dries laundry or simply breathes, moisture goes into the indoor air. In an Alberta winter that warm, humid air wants to rise — and if there is any gap between the heated part of your home and the attic above it, some of it goes straight up through the ceiling.
Once that air reaches the attic it meets the underside of the roof sheathing, which on a −28 °C night is very close to outdoor temperature. The moisture condenses and freezes on contact. A single night of that is nothing. But a two-week cold snap, repeated through January and February, builds a layer of frost across the whole deck and along every nail point poking through it.
Then the weather turns. The attic warms above freezing, the frost melts in a matter of hours, and there is nowhere for the water to go but down — onto the insulation, into the drywall, and out through the ceiling. That is why the damage almost never appears during the cold. It appears when it warms up, which is exactly the timing that convinces people a roof has started leaking.
What is actually happening up there
The mechanism is worth understanding, because it explains why the timing feels so misleading and why the obvious fixes tend to disappoint.
Cause one: air leaking out of the house
This is the big one, and it is where the fix lives. Building scientists call it air bypass — heated indoor air taking a shortcut into the attic through gaps that were never properly sealed. The usual offenders are the attic hatch, recessed pot lights, bathroom and kitchen exhaust fans, plumbing vent stacks, wiring penetrations, ceiling fan boxes and the top plates of interior walls. None of them look like a hole. Collectively they can add up to the equivalent of leaving a window open all winter, pointed at your roof deck.
Cause two: too much moisture indoors
The second ingredient is the humidity itself. A furnace humidifier left at a comfortable summer setting through a −30 °C week is pushing far more moisture into the house than the building can handle. So are unvented bathroom fans, a lot of indoor laundry drying, and — genuinely — a full house over the holidays.
The guidance most Canadian sources land on is a sliding scale rather than a fixed number: the colder it gets outside, the lower your indoor humidity has to be. CMHC suggests keeping relative humidity around 30 % once outdoor temperatures drop below −10 °C, and lower still in extreme cold. Health Canada's general range is 30–50 %, but the top of that range belongs to summer, not to a January cold snap.
Cause three: attic ventilation that is not doing its job
A working attic is supposed to be cold and breezy — outside air in at the soffits, out at the ridge or roof vents, carrying stray moisture away before it can settle. Two things commonly break that. The first is insulation stuffed into the eaves, blocking the soffit intake, which happens constantly on top-up jobs done without baffles. The second is an imbalance: plenty of exhaust vents up high and almost no intake down low, so the system cannot actually move air.
Ventilation matters, but it is worth being clear about the order. Ventilation manages the small amount of moisture that gets past a well-sealed ceiling. It cannot keep up with a ceiling that leaks air freely. Fixing vents without fixing leaks is the most common half-repair in this whole category.
Why Edmonton's version looks different from Calgary's
Most of what is written about attic rain in Alberta was written about Calgary, and it is worth knowing where that guidance does and does not transfer. Calgary sits in the chinook belt: warm Pacific air spills over the Rockies and can lift temperatures 20 degrees in an afternoon, several times a winter. That is the textbook attic rain trigger, and it is why the phrase caught on there first.
Edmonton is far enough north that true chinooks reach us less often and with less force. Our version tends to run on a longer fuse. Cold snaps here are frequently deeper and more sustained, so more frost accumulates. The release usually comes with a mid-winter Pacific system or, more often, the long thaw in late February and March. The result is the same water, but it typically arrives later in the season and in a single larger event rather than in several smaller ones.
The practical consequence: if you are in the Edmonton area and your ceiling stained during a March melt, do not let anyone tell you attic rain is a Calgary problem. And if you were planning to inspect your attic, the useful window is during the cold — January and February — not after the evidence has already melted and run into your drywall.
How to tell attic rain from a genuine roof leak
The two look almost identical from below. They are easy to separate from above, and the distinction is worth several thousand dollars.

The single most reliable test is the one nobody wants to do in February: put your head into the attic on a cold day. Frost glittering on the nail points is attic rain, full stop. A dry deck with a stained path running down from one spot is a roof leak. Ten minutes with a flashlight settles what a roofer and an insulation contractor will otherwise argue about for a week.
Why adding insulation on its own can make it worse
It is a natural instinct — the attic is cold and wet, so add insulation. But insulation slows heat transfer; it does not stop air movement. Blowing another twelve inches over an unsealed attic hatch and a row of leaky pot lights leaves every one of those leaks in place, and now the roof deck is colder than it was, because less heat is reaching it. Colder deck, same moisture, more frost. If the eaves get packed in the process and the soffit intake is blocked, the attic loses the ventilation that was helping. Air seal first, ventilate second, insulate third. In that order, a top-up is one of the best things you can do for the house. Out of order, it can genuinely make the problem worse.
What to check yourself, before you call anyone
- Look in the attic on a cold day. Not after the thaw — during the cold. A flashlight and a careful look from the hatch is enough. Frost on nails and sheathing is your answer.
- Check your humidistat against the forecast. If it is set at 40 % and it is −25 °C outside, turn it down. Streaming or frosting windows are the same warning sign at eye level.
- Confirm your bathroom fans vent outside. Follow the duct. A surprising number terminate in the attic or dump into a soffit, which is the single worst thing you can do to a roof deck.
- Look at the attic hatch. Is it insulated? Does it have weatherstripping? Most are a sheet of plywood over a hole, and it is the biggest single leak in most homes.
- Count your pot lights. Older recessed fixtures are open cans venting straight into the attic. Twelve of them is twelve holes.
- Check the eaves from outside. Look up into the soffit vents. If you can see insulation packed against them, your intake ventilation is blocked.
- Photograph what you find. Dated photos from inside the attic during cold weather are the difference between a diagnosis and an argument.
What a proper repair actually costs
Air sealing and ventilation correction on a typical Edmonton-area home generally runs somewhere in the range of $1,500 to $4,000, depending on how many penetrations there are, how accessible the attic is, and whether baffles and additional venting are needed. Adding insulation on top of that work — which is the right time to do it — is usually a separate $2,000 to $3,500 for a typical attic, more for a large bungalow or an acreage home.
Compare that to a roof replacement at $15,000 and up, which is what a lot of homeowners buy first because the symptom looks like a leak. The roof is usually fine. The frost will come back the following January regardless, on brand new shingles, because nothing about the actual cause was touched.

Is attic rain covered by home insurance?
Usually not. Most policies treat condensation and moisture accumulating over time as a maintenance issue rather than a sudden, accidental event, which is the standard test for coverage. A sudden roof failure that lets water in may well be covered; a winter of frost melting through the ceiling generally is not. Check your own wording and speak to your broker rather than assuming either way.
Will a new roof fix attic rain?
No. The water is not coming from outside. Replacing shingles does nothing about warm indoor air leaking into the attic, and the frost will build again the following winter on the new roof exactly as it did on the old one. The only situation where roofing work helps is if additional or corrected ventilation is installed as part of it — and even then, air sealing the ceiling is the repair that matters most.
Can I just add more insulation?
Not on its own, and doing it in the wrong order can make things worse. Insulation slows heat loss but does not stop air moving through gaps, and a colder roof deck with the same amount of moisture reaching it produces more frost, not less. Seal the air leaks first, make sure the soffit intake is clear and baffled, then insulate. Done in that sequence, a top-up is genuinely worth doing.
When should I look in my attic?
During a cold snap, ideally when it has been below about −15 °C for several days. That is when frost is visible on the sheathing and nails, which is the diagnosis. Looking after a thaw tells you much less, because the evidence has already melted and soaked into the insulation. If you are not comfortable going up, look from the hatch with a bright flashlight — you do not need to walk the joists to see frost.
Does attic rain cause mould?
It can, if it repeats over several winters. Wet insulation loses much of its effective R-value while it is damp, and sustained moisture on wood sheathing creates conditions mould can grow in. That is the real argument for dealing with it rather than living with it — one stained ceiling is cosmetic, but five years of the same cycle is a materials problem inside the roof structure.
Is this only a problem in newer homes?
No, though newer homes are more prone to it in one specific way: they are built tighter and often run higher indoor humidity, so there is more moisture looking for a way out. Older homes leak air everywhere, which sometimes disguises the problem and sometimes concentrates it around one bad penetration.
