We put the system under negative pressure

Before anything is disturbed, we connect a truck-mounted or large portable vacuum and place the entire duct network under strong suction. This is the non-negotiable foundation — it means everything loosened next has only one place to go: straight out of your home.

We agitate the settled layer loose

With the vacuum running, we work through the system dislodging the built-up layer from the duct walls using rotary brushes and compressed-air tools, moving through supply runs, returns and the main trunk lines.

We clean the furnace components

The blower, coil area and return drops are cleaned in turn — the heart of the loop every particle in your home passes through thousands of times a season.

Every furnace price includes its ducting and diffusers — no per-vent charges, no upsells. Dryer vent cleaning is $60 as an add-on to a furnace or duct cleaning, or $150 as a stand-alone visit ($225 if a bird’s nest must be cleared); roof-exhausting vents are quoted separately. All prices subject to GST.

Signs It’s Time — And How Often

You don’t need duct cleaning every year. You do need it done right when the signs show up. Clean sooner if any of these apply:

New build or renovationConstruction drywall dust and sawdust settle in the ducts and recirculate for years. A first cleaning a year or two in is often dramatic.
Pets or allergy sufferersMultiple pets, shedding, or anyone in the home with allergies or asthma means more airborne triggers landing in the ductwork.
Dust puffing from registersVisible dust from the vents, or a home that turns dusty again days after you’ve cleaned, points to a loaded duct reservoir.
Musty smells or rodentsA musty smell when the furnace fan runs, or evidence of nests or rodents in the system, is a reason to clean sooner.

The honest rule

None of these apply? A cleaning every three to seven years is plenty. A real cleaning takes a couple of hours with serious equipment — it can’t be done properly for a bargain-bin coupon price, so treat ads that seem too cheap to be real as exactly that.

For most homes, every three to seven years is plenty. Let your circumstances set the schedule, not a coupon’s expiry date: clean sooner if you’ve just moved into a new build, finished a renovation, have pets or allergy sufferers in the home, came through a heavy wildfire smoke season, or notice dust puffing from your registers. Anyone telling you it must be done every year is selling, not advising.

Real duct cleaning is a two-part physical process: we put the entire duct system under strong negative pressure with a powerful truck-mounted or large portable vacuum, then agitate the settled layer loose with rotary brushes and compressed-air tools so the suction carries it straight out of your home. ‘Blow-and-go’ operators show up with a shop vac, spend twenty minutes, and mostly just stir the dust up. If a method doesn’t dislodge the debris and capture it under suction, it isn’t cleaning your ducts.
A proper cleaning of a typical single-furnace home takes a trained technician roughly two to four hours, depending on the size of the home and the number of vents. Additional furnaces, zones or A/C add some time. We’ll give you a clear estimate when you book.
We’re honest about the limits. Duct cleaning removes the reservoir of dust, dander and debris the fan re-lofts into your rooms, which can reduce triggers — but it won’t ‘cure’ allergies, and it won’t fix a chronic humidity or mould source or seal leaky return ducts. If your ducts are dirty because of a deeper issue, we’ll tell you rather than sell you a cleaning that will simply refill.
Not when it’s done right. Because the system is under negative pressure the whole time, dislodged debris has only one place to go — out of your home. We protect your floors, work cleanly, and tidy up before we leave.
Someone should be home to let our technician in and point out the furnace and vents, but you’re welcome to go about your day once we’re set up.
