You go downstairs on a hot July afternoon and there it is: a spreading puddle on the concrete around the base of your furnace. The first thought is the worst one — a burst pipe, a cracked heat exchanger, a four-figure emergency in the middle of summer. Take a breath. In an Alberta summer, water on the floor by the furnace is almost never the furnace’s fault. It is your air conditioner, doing exactly the job you asked it to, and losing track of the water it pulled out of your air. Your Furnace Is Also Half Your Air Conditioner
The confusing part — the reason everyone blames the furnace — is that in a typical Alberta home the air conditioner does not live in one tidy box. The unit humming away outside is only half of it. The other half sits indoors, tucked into a sheet-metal plenum directly on top of your furnace, and it is called the evaporator coil (installers often call it the A-coil, because seen end-on it looks like the letter A). When you run cooling, cold refrigerant flows through that coil, and your furnace’s own blower pushes household air across it. The furnace fan runs in summer too; it is the air mover for both seasons.
That coil gets cold — well below the dew point of the warm, humid air passing over it. So the same thing happens to it that happens to a glass of iced tea on a July patio: moisture in the air condenses into liquid water on the cold metal. This is not a malfunction. Pulling water out of the air is a feature, not a bug — it is why a properly working A/C makes your house feel less clammy, not just cooler. A central system running through a humid stretch can wring five to twenty gallons of water out of your indoor air in a single day. All of that water has to go somewhere, and the path it is supposed to take is the whole story here.
Where All That Water Is Supposed To Go
Under the coil sits a shallow drain pan (the condensate pan). Water drips off the fins, collects in the pan, and leaves through a drain line — a small white PVC or clear vinyl tube, usually an inch or so across. From there it runs by gravity to a floor drain, a laundry standpipe, or a little condensate pump that lifts it up and out. When every part of that chain is clear, you never see a drop; the water is gone before you would ever notice it.
A puddle on the floor means the chain broke somewhere. The water is still being made — that part is working fine — but it is escaping before it reaches the drain. In more than nine out of ten of the summer calls we hear about, the culprit is one of three things: a clogged drain line, a coil that froze and then melted all at once, or a condensate pump that quit. Walk through them in that order.
Cause One: The Clogged Condensate Drain
This is the most common by a wide margin, and it is often something you can fix yourself. The drain line is a dark, damp, slightly warm tube with a steady trickle of water through it all summer — which turns out to be an ideal place for algae and biofilm to grow. Over a season that slime thickens into a plug, the pan backs up, and the moment it crests the edge of the pan, it sheets straight down the side of the furnace to the floor.
- Turn the cooling off first. Set the thermostat to OFF so the coil stops making water while you work, and so the blower is not running.
- Find the line and its access point. Follow the tube from the pan under the coil. Many installations have a capped tee fitting near the top — a small vertical stub with a cap you can twist off.
- Clear it. Two approaches work. Pour a cup of distilled white vinegar into the access tee to break down the algae, let it sit, then flush with water. Or go to the exit end — the pipe stub outside or at the floor drain — and pull the clog out with a wet/dry vacuum, sealing the hose to the pipe with a rag so it grips.
- Confirm it drains. Pour a litre of water into the pan and watch it run clean through. If it does, you have very likely solved it, and a cup of vinegar down the line once a month will keep it from coming back.
- Know when to stop. If the line will not clear, or you find the drain pan itself cracked, rusted through, or tipped so it cannot drain, that is a repair. Chipping at a corroded pan usually just makes the leak worse.
Cause Two: The Frozen Coil That Melts Onto Your Floor
This one is sneaky because the leak arrives hours after the real problem. That same evaporator coil needs a steady flow of warm house air across it to stay above freezing. Choke the airflow — most often with a filter clogged by summer dust, cottonwood fluff and wildfire smoke — and the coil gets colder and colder until the humidity freezes onto it as a solid block of ice. The U.S. Department of Energy pegs the cost of a dirty filter at 5 to 15% of your cooling energy even before it freezes anything; let the restriction go long enough and freezing is where it ends up.
While the coil is iced, you often notice warm air from the vents and, oddly, not much water — because the water is locked up as ice. Then the system cycles off, or you shut it off in frustration, and the whole block melts at once. That is far more water, far faster, than the pan and drain were designed to carry, so it sheets over the edge and onto the floor. If your puddle showed up after a spell of weak, warm cooling, look up: a frost-covered coil or an iced-up refrigerant line at the furnace is the tell. The first move is to switch cooling OFF, leave the furnace fan running to thaw it, and change the filter. If it re-freezes on a clean filter with the vents open, stop — that points to low refrigerant from a leak, which is a certified-technician job and not something to keep running.
Cause Three: The Condensate Pump And The Pan
Not every furnace sits conveniently above a floor drain. When the drain cannot run downhill, the condensate empties into a small plastic condensate pump — a boxy unit beside the furnace with its own float switch and a thin tube climbing up the wall. It collects water until the float rises, then kicks on and pushes it up and out. It is a cheap part with a hard job, and when it fails, the water it was lifting has nowhere to go but over the sides.
Check whether the pump is plugged in and whether its reservoir is full and still. A pump humming without emptying, or a float stuck with slime, will overflow just like a blocked drain. Some are wired to a safety float switch that shuts the A/C off before it floods — if your cooling has quit entirely and there is water near the pump, that switch may be doing its job and telling you the pump is the problem. Pumps are replaceable, but matching and wiring one correctly is fiddly, and it is usually the point where a DIY afternoon becomes a service call.

When The Water Isn’t From The Air Conditioner At All
Before you spend a dime, rule out the impostors, because a puddle in the mechanical room can have nothing to do with cooling. A few show up in exactly the same spot:
- A whole-home humidifier left open for summer. If you have a humidifier strapped to the furnace for winter, its water feed and drain should be shut off in cooling season. A stuck valve can weep all summer and look exactly like a condensate leak.
- Plumbing that happens to run overhead. Mechanical rooms are where pipes converge. A sweating cold-water line or a slow joint above the furnace drips down onto it and pools at the base, framing the furnace for a crime it did not commit.
- The water heater beside it. Tanks fail from the bottom, and a puddle that is actually coming from the water heater a foot away is easy to misread. Follow the water to its highest wet point rather than assuming the furnace is the source.
- Seepage through the foundation. After one of Alberta’s heavy summer downpours, water can push through a basement wall or up through a floor crack and find the low spot — which is often the mechanical room. That is a drainage and grading problem, not an HVAC one.
The way to tell them apart is to dry everything, then watch. Run the A/C and see if the water returns; if it does only when cooling runs, it is condensate. If it returns after rain regardless of the A/C, look at the building, not the equipment.
Why A Small Leak Is A Big Deal In A Finished Basement
It is tempting to slide a towel under the drip and forget it until fall. Two things make that a mistake. The first is the furnace itself: it is full of electrical controls and a circuit board, and water tracking into the cabinet can corrode contacts and short the board — turning a cooling nuisance into a no-heat callout in October. Before you mop around a wet furnace, shut it off at its service switch or breaker; standing water and mains electricity do not mix.
The second is mould.
