Upstairs laundry, downstairs consequences
Walk a show home in Copperhaven, Greenbury or Harvest Ridge and the laundry is upstairs, beside the bedrooms — buyers love it. The vent run doesn’t: from a second-floor closet, the duct drops inside the wall, elbows through the joist space and travels to a side-wall hood, easily eight to ten metres with three or four bends. Every bend is a lint trap. Every metre slows the airstream. A run like that packs up years sooner than the four-foot straight shot out of a 1980s basement — and nothing about the house’s age protects it, because lint doesn’t care when the drywall went up.
The builder’s flex-duct shortcut
We also find what construction left behind: transition hoses kinked behind the machine on possession day, foil flex duct where smooth metal belonged, terminations whose flaps never seated right. None of it is visible from the laundry room. All of it restricts flow from the first load onward — and we flag it plainly, with photos, when we’re in there.
The established side has the age story instead
In Deer Park, Millgrove, Broxton Park and Woodhaven, runs are shorter and straighter — but decades old, with original flaps stiffening and screens that catch lint on the way out. A twenty-year vent that has never been professionally cleared is due on age alone, whatever the floorplan.
