Autumn Moves Indoors

Farm Country Attics Get Occupants, And That Changes The Job

Morinville sits in working farmland, and the single most common reason we empty an attic here has four legs. It is worth understanding properly, because how the material is handled matters more than most people realise.

The autumn move

When the crop comes off, the mice move, and heated buildings are the destination. Town homes on the open edges and county properties see it first and worst. An attic is close to ideal: warm, undisturbed, and full of material that can be tunnelled through and nested in. Once that has happened, the insulation holds droppings, urine and nesting permanently, and the odour comes back every time the space warms up.

Why it is vacuumed, not swept

This is the part worth taking seriously. Deer mice in Alberta can carry hantavirus, and the actual exposure route is breathing dust raised from droppings and nesting material — which is exactly what happens when a homeowner goes up with a shop-vac and a broom on a Saturday. Our note on deer mice versus house mice covers how to tell what you are dealing with. We remove it under sealed containment with the material going straight from the attic into bags, and nobody in the house is disturbing it by hand.

Getting the entry point closed

Removing contaminated insulation without closing the way in is a temporary result. We will show you photographs of where they are getting in — usually soffit gaps, roof-wall junctions or a vent screen that has failed — even though sealing the building envelope is not work we do. Do that part first or you will be paying us twice.

The ordinary cases too

The older streets near the town core also produce the conventional reasons — historic roof leaks, matted material, ice damming at the eaves. Those get quoted the same way, and most of them turn out to be a top-up rather than a removal.

Please don’t clean it out yourself

It is the one piece of advice on this page we would give even if you never called us. Dry droppings and nesting material become airborne the moment they are disturbed, and that is the exposure route that matters. If an attic is occupied, it wants containment and a vacuum, not a broom.

What’s Included

Emptying An Attic Without Emptying It Into Your House

Removal is ninety percent containment and ten percent suction. The difference between a clean job and a disaster is entirely in the setup.

Vacuumed out, bagged at the hose

A high-volume insulation vacuum runs from the trailer up through the attic hatch. The old material travels down the hose straight into sealed bags outside — it is never carried loose through your hallway in garbage sacks.

The route gets sealed first

Poly at the hatch, protection on the floors and stairs along the hose run, and negative pressure on the working side. Attic dust is decades of fines, and the entire point is that none of it ends up in your living space.

Contaminated material treated as contaminated

Rodent droppings, nesting, water-damaged and mould-affected insulation are bagged and disposed of as the contaminated waste they are, not tipped into the back of a truck. The attic floor, top plates and wiring are cleaned down afterwards.

You see the empty attic

Before-and-after photographs of bare joists are part of the job. It’s the only proof that exists for work that happens in a space you’ll never look into — and it’s what a buyer’s inspector will want in five years.

Our Process

How A Removal Goes

01

We inspect and photograph — free

We go up, look properly, and photograph what’s actually there. A surprising number of attics we’re called to don’t need emptying at all, and we’ll say so.

02

You get one written number

Square footage, what’s coming out, disposal, and whether new insulation is going back in — as a single all-in figure agreed before anyone climbs a ladder.

03

We seal the route and set up

Containment at the hatch, floor protection along the hose run, and the vacuum staged outside. Nothing starts until the path between your attic and the truck is closed.

04

We vacuum it out, clean down and show you

The attic is emptied to bare joists, the deck and top plates are cleaned, and you get the photographs. If new insulation is part of the job, it goes in the same day.

If it’s vermiculite, we stop

Loose grey-brown pebbled insulation in a pre-1990 attic may be vermiculite, which can contain asbestos. Removing it is regulated abatement in Alberta and requires a licensed contractor — we are not one, and disturbing it would be the worst thing we could do for you. We photograph it, explain it, leave it exactly as we found it, and there’s no charge for the visit.

Morinville Pricing

No Hidden Fees. No Upsells. Ever.

Removal is quoted, not flat-rated — and here is exactly what drives the number, so you can sanity-check anyone else’s quote against ours.

The attic inspection is free

We photograph what’s up there and tell you plainly whether it needs to come out. Roughly as often as not the answer is no, and a top-up over the top is the cheaper, better job.

One written number, all in

Extraction, containment, disposal and cleanup in a single figure. Disposal in particular is where surprise line items appear on other quotes — ours is in the number.

Removal alone, or removal plus new

You can buy the removal on its own — ahead of a re-roof, a renovation, or just to get contaminated material out. If new insulation is going back, doing both in one visit costs less than two separate mobilisations.

Priced by the attic, not by the hour

Hourly pricing on a removal punishes you for a difficult attic that isn’t your fault. We look at it first precisely so we can carry that risk instead of passing it to you mid-job.

Most attics don’t need this

Worth saying plainly, because we’re the ones being paid: dry, undisturbed old insulation doesn’t need removing. It hasn’t stopped working — there just isn’t enough of it, and blowing over the top is cheaper and just as effective. Removal earns its cost when the material is contaminated, wet, mould-affected or matted flat. If we come to your Morinville attic and it’s the first case, we’ll tell you so and quote you the cheaper job.

Signs It Needs To Come Out

When An Attic In Morinville Is Worth Emptying

Droppings, runways or nestingTunnels through the insulation and droppings along the top plates mean the attic has been lived in. The material holds the contamination and the smell that comes with it.
A smell that returns with the heatAn odour that shows up when the furnace runs and fades when it stops is often coming from above the ceiling rather than out of the ducts.
The insulation is wet or wasA roof leak, ice damming or a winter of attic frost melting out in spring. Wet insulation loses most of its R-value and doesn’t recover once it has compacted.
Grey, matted and flatOld cellulose that has taken moisture and compressed measures a fraction of what it was installed at. There’s no topping up a mat — it has to come out.
After a fire, or a heavy smoke seasonAttic insulation is an enormous filter with no way to clean it. Soot and smoke fines settle into it and stay, releasing odour every time the attic warms up.
You’re re-roofing or renovatingIf the ceiling is coming down or the roof is coming off, the attic will never be easier or cheaper to deal with than it is at that moment.

Morinville FAQ

Insulation Removal Morinville: Frequently Asked Questions

Deal with the animals before the insulation — there is no point cleaning out an occupied attic while it is still occupied, and we are not a pest control company. Once the attic is empty of residents and the entry points are closed, call us and we will remove the contaminated material and put new insulation in. We are happy to photograph where they are getting in while we are up there.
It deserves respect. Deer mice, which are common in this area, can carry hantavirus, and the exposure route is airborne dust from disturbed droppings and nesting rather than contact. That is precisely why the material should be vacuumed out under containment rather than swept, and why we would rather you did not go up there and start tidying.
Yes and no — we come out, and there is no travel charge on the inspection or the work. We have been running to county properties around Morinville for furnace and duct cleaning since 2002. Acreage attics are the ones most likely to need this service, so it would be a strange place for us to start charging for a look.
Most homes need the top-up. Old insulation that is dry and undisturbed is still doing its job — there simply isn’t enough of it, and blowing new material over the top is cheaper and works just as well. Removal is the right call when the insulation is contaminated by rodents, has been wet, has gone mouldy, or has matted down so far that it can’t be built on. The free inspection exists to tell those two situations apart.
Treat it seriously. Deer mice in Alberta can carry hantavirus, which is contracted by breathing dust disturbed from droppings and nesting material — so the worst thing to do is go up and sweep it yourself. It’s also exactly why we vacuum under containment rather than hand-bagging. Our guide to telling deer mice from house mice covers how to identify what you’re dealing with.
Yes. Plenty of removals are booked ahead of a re-roof, a ceiling renovation or a sale, where new insulation is somebody else’s later step. We’ll quote removal on its own. If new material is going back in, doing both in the same visit is cheaper than two separate mobilisations, and we’ll show you both numbers.
We stop and we don’t touch it. Loose pebbled grey-brown insulation in a pre-1990 attic may be vermiculite containing asbestos. Removing that is regulated abatement work in Alberta, it requires a licensed abatement contractor, and we are not one. You’ll get photographs, a plain explanation of what to do next, and no invoice for the visit.
It shouldn’t be messy at all, and that’s the whole design of the job. The material never travels loose through your home — it goes up the hose from the attic into sealed bags outside. The hatch is contained, the floors along the hose run are protected, and the working side is under negative pressure.
Sometimes — contamination and water damage claims do get paid, particularly after a roof leak or a rodent infestation. We don’t handle claims and we won’t promise you an outcome, but our inspection photographs and written scope are usually exactly the documentation an adjuster asks for, and you’re welcome to send them on.
Most residential attics are a single day. Emptying is faster than people expect; the setup and the cleanup are what take the time, and neither is worth rushing. If new insulation is going back in, that follows straight after in the same visit.
